Terms and conditions

These terms and conditions apply to the purchase and use of property reports and PDF reports from Woningdata, by consumers and business customers.
This is an English translation for your convenience. The Dutch version is legally binding; in case of differences, the Dutch text prevails. Read the Dutch version (Nederlandse versie).

1. Who we are

Woningdataopvragen, established in Amsterdam. Chamber of Commerce (KvK) number 84320710. You can reach us at info@woningdataopvragen.nl.

2. Applicability

These terms apply to every purchase through our website, both single property reports and credits for a business account. When you check out, you expressly agree to the version in force at that moment; we record that version with your purchase and send it to you by email. Later changes do not apply to purchases already completed.

3. The service

  • A property report is a digital compilation of data about an address. The data come from public registers and open data, such as the BAG, the cadastral map, EP-Online, official announcements, the BRO, Statistics Netherlands (CBS) and the Climate Impact Atlas (Klimaateffectatlas), and from data we receive under licence from Altum AI B.V.: sales registered with the Land Registry (Kadaster) and homes for sale on Funda. Which sources we use and under which licence is listed on Data sources and licences.
  • Before you buy, you can see for each section which data are available for the chosen address. If a source has no data for an address, we say so. The sample report shows what a complete report looks like.
  • The report is about buildings, plots and their surroundings. It contains no names of owners, residents, buyers or sellers and no mortgage data. It may contain previous purchase prices of the home as publicly registered with the Land Registry, and the asking price, date and estate agent from a public property listing.
  • The report is indicative. It is not a building survey, valuation, legal investigation, cadastral survey or municipal assessment and does not replace them. An asking price is not a sale price, and sales of comparable homes say nothing about the value of the individual home. Area data (such as noise, air quality, climate and neighbourhood statistics) say nothing about the condition of the individual home.

4. Price and payment

A property report with PDF report costs €16.95 per address, including 21% VAT. It is a one-off purchase, not a subscription. Temporary offers and discount codes are shown before payment; the amount on the payment page prevails. You pay in advance through our payment service provider Stripe, for example with iDEAL or a credit card. The agreement is concluded once the payment has been confirmed.

4a. How to order

You choose an address, tick the two consent boxes and complete the payment at Stripe. Until you click ‘Pay’ on the payment page, you can check or change your details or cancel the order. We record the agreement; you receive the confirmation with a link to these terms by email. The agreement is concluded in Dutch. This English translation is provided for information; in case of differences, the Dutch text prevails.

5. Delivery and access

  • Immediately after the payment is confirmed, the full report is opened on the device you paid with.
  • You receive an email with a personal access link, a link to the PDF report and a proof of payment.
  • The report remains accessible online for 1 month after payment. Download the PDF report within that period; you may keep the PDF indefinitely. After the period ends, you can no longer open the report online.
  • The PDF report is fixed at the first download and stays as it was at that moment. The online view always shows the current data from the sources, which may change over time.
  • The access link is personal. Only share it with people who help you with this home, such as your estate agent, surveyor or adviser.

6. Right of withdrawal

A property report is digital content not supplied on a tangible medium. At checkout we ask you to expressly consent to immediate delivery and to acknowledge that you thereby lose your right of withdrawal. Without that consent you cannot check out. After delivery you can therefore no longer withdraw from the purchase. We confirm this consent in the email after your purchase.

If the report is not delivered immediately because of a fault, you can withdraw until the moment of delivery by emailing info@woningdataopvragen.nl. You will then receive your money back within 14 days. The right of withdrawal does not apply to business customers (see article 13).

7. What you may do with the report

  • You may use the report and the PDF report for your own orientation on this home and share them with your advisers.
  • You may not resell reports, (systematically) copy them into your own database or product, or otherwise exploit them commercially without our written permission. Article 13 also applies to business customers.
  • This restriction applies to our selection, texts, drawings, layout and the report as a whole, and to the data we receive under licence (such as Land Registry sales and property listings). You may reuse the underlying open data in accordance with the data holder's licence; the attribution is included in every report.

8. Intellectual property

All rights to Woningdata and woningdataopvragen.nl belong to Woningdataopvragen. This includes the texts, analyses, report structure, drawings, charts, layout, brand name and logo, software and the database we have compiled. These are protected by copyright, database rights and trademark law.

  • Without our prior written permission, you may not copy, reproduce, publish, imitate or include (parts of) the website, reports or PDF reports in your own product or service.
  • You may not read or query the website or the underlying systems automatically (scraping, crawling for reuse, data mining), except by search engines for displaying search results. We expressly reserve these rights within the meaning of Article 15o of the Dutch Copyright Act (Auteurswet).
  • The underlying open data remain subject to the data holder's licence; we do not claim those rights. The attribution is included in every report and on the page Data sources and licences.
  • Infringement of these rights may lead to a claim for an injunction and damages.

9. Accuracy of data and liability

The report shows the data as supplied by the stated source at the stated retrieval time. We guarantee a correct and complete representation of those data, not the accuracy of the source data themselves, which may be incomplete, outdated or incorrect. Our liability is limited to the amount paid, except in the case of intent or deliberate recklessness on our part. Your statutory rights in the event of non-conformity (repair, price reduction, termination) remain fully in force.

10. Complaints

If the report does not conform to the agreement, for example because data were copied incorrectly or access does not work, you are entitled to repair and, if that fails, to a price reduction or refund.

If your access does not work, something is wrong or you have another complaint, email info@woningdataopvragen.nl with the reference from your proof of payment. We respond within 14 days. If an error on our side prevents us from giving you access to the purchased report, we will resolve this or refund the purchase price.

11. Privacy

For your purchase we process your email address and payment details; for a business account also the details of your company and contact person. How we handle them is explained in the privacy statement.

12. Governing law

These terms and your purchase are governed by Dutch law. Disputes we cannot resolve together can be submitted to the competent court. As a consumer, you keep the protection offered by the law of your country of residence.

13. Business accounts and credits

  • A business account is intended for businesses, such as estate agents and valuers, and is created with a valid Chamber of Commerce (KvK) number. There is one account per office. You keep your login details secret and are responsible for what happens with your account.
  • Credits are bought in advance in bundles; the current bundles and prices are shown in your business environment. One credit gives access to one full property report with PDF report for one address. Credits do not expire. Unused credits are not refunded, unless we discontinue the service or the law requires it. You receive an invoice for every purchase.
  • The right of withdrawal and other rules that only apply to consumers do not apply to business customers.
  • You may provide the reports you pay for with credits to your own clients in connection with the home the report relates to, including with your own branding. You may not resell them as a dataset or include them in your own database or product.
  • For a logo and branding you upload, you guarantee that you hold the rights to them. You give us permission to use them to lay out your reports.
  • In case of misuse, such as sharing an account with other offices, automated querying or not paying invoices, we may block the account. You can always have your account closed by emailing info@woningdataopvragen.nl.
