Accountability and disclaimer
The information is compiled from public external data sources. Despite careful processing, data may be incomplete, outdated or incorrect. The information is indicative and does not replace a building survey, legal research, cadastral survey or municipal assessment.
How we handle data
- No invented data. If a source provides no data, we show “No data available”, never an estimate presented as fact.
- Source attribution. Every section states its source; click it to see the data holder, licence, reference date and time of retrieval. At the bottom of every property page there is a complete overview of sources.
- Types of data. We distinguish between official registers, statistical neighbourhood averages, values calculated by us (e.g. the floor area of a building outline) and indications (e.g. height derived from a point cloud). This is stated alongside each item of data.
- On the plot vs. in the surrounding area. Surveys and publications in the surrounding area are always shown with their distance and are never presented as if they relate to the plot itself.
- Points of attention are not a judgement. A point of attention refers to an objective fact (e.g. the year of construction or a registered energy label). It says nothing about the actual structural condition.
- Area indicators. Noise, air quality, climate, soil type and neighbourhood statistics are data about an area (grid cell, neighbourhood or map area). They are not an assessment of the individual home.
- Permits. The overview is based on official announcements that are publicly available in digital form and does not constitute a complete building or permit history.
- Sales. An asking price comes from the Funda listing as known at the time of retrieval and is not a sale price. Purchase prices come from the public Land Registry (Kadaster); they may include movable items or differ from market value. Comparable sales are shown in price ranges. The report is not a valuation.
- Foundations. There is no open national source with reliable foundation information per home. We therefore make no statements about the condition of a foundation.
Liability
The data are indicative and do not replace expert advice. When buying or selling, renovating or financing a home, seek advice from a building surveyor, civil-law notary, estate agent or financial adviser. Purchased reports are additionally subject to the terms and conditions and your statutory rights.
