WOZ value and neighbourhood statistics explained

The WOZ value (the municipal property valuation) is the value the municipality assigns to a home for tax purposes. In addition, Statistics Netherlands (CBS) publishes figures on population, housing and amenities for each neighbourhood. Together they provide context, but not a valuation.

How is the WOZ value determined?

Each year, the municipality estimates the value of every home on a fixed valuation date: 1 January of the previous year. It does so by comparing sales of similar homes in the area. The value is used for purposes including property tax (onroerendezaakbelasting) and the notional rental value of an owner-occupied home (eigenwoningforfait).

Where can you look it up?

WOZ values of homes can be viewed publicly via the WOZ-waardeloket. That service is intended for people to consult; we do not read it automatically and therefore do not show a WOZ value per home. CBS does, however, publish the average WOZ value per neighbourhood.

Objecting

If, as the owner, you disagree with your WOZ value, you can lodge an objection with the municipality within six weeks of the date of the WOZ assessment notice (WOZ-beschikking).

Neighbourhood statistics from CBS

The key figures for districts and neighbourhoods (kerncijfers wijken en buurten) from CBS describe, among other things, the age profile, households, the share of owner-occupied and rental homes, energy consumption and distances to amenities. They are averages for the whole neighbourhood: they say nothing about an individual home or about the people who live there.
